Is an Off-Market Sale for Me? A Tale of Three Listings

Is an Off-Market Sale for Me?

Selling a home off market is not for everyone. However, if the thought of preparing your home for the market and accommodating multiple showings seems daunting or the desire to maintain privacy during the process is vital, an off-market sale might be a great alternative.

What is an Off-Market Sale?

In simple terms, selling a house off market means putting a house up for sale without listing it on the (Multiple Listing Service) MLS.

How is an Off-Market Sale Advertised?

It takes an experienced agent with great connections to effectively promote an off-market listing. As a member of Top Agent Network (TAN), I have access to hundreds of agents in search of homes just like yours. And more importantly, I have a long list of local buyers and their agents who have expressed interest in one of my other listings--potentially located in YOUR neighborhood!

Please be assured that even when we sell a home off market, we do everything in compliance with the Department of Real Estate, including putting it on the MLS as a Coming Soon (although it is never listed as Active) and following the appropriate protocol for getting the word out to our local Real Estate Community.

What are the Cons of an Off-Market Listing?

The main reason a seller may avoid off-market listings is in the name itself—by limiting the potential buyer market, it can be tougher to find the right buyer at the desired price point.

It’s important to discuss the pros and cons of your personal situation with a qualified agent to plan the best strategy for selling and marketing your home.

A Tale of Three Listings: The Off-Market Experience!

408 VERBENA COURT, PLEASANT HILL

4 Bed • 3 Bath • 2,100 SF Living Space

Sale Pending $1,265,000 in 2 days

The Sellers found their dream home but didn’t want the hassle of staging and showing their existing home. Using my extensive database, we quickly found a great buyer for their home. Now they can focus on packing and moving!

143 ST GERMAIN, PLEASANT HILL

4 Bedrooms • 2.5 Bathrooms • 2,045 SF Living Space

Sold for $1,200,000

With a job transfer looming and a new baby on the way during a pandemic, the Sellers were not comfortable with opening their home to large numbers of people. Instead, we showed their home to a potential buyer and it was love at first sight. Our Sellers got their price and an extended rent back until after the baby was born.

605 MAUREEN LANE

3 Bedrooms • 2 Bathrooms • 1,492 SF Living Space

Sale Pending $1,015,000 in 3 days

The home was a cosmetic fixer and our Seller did not wish to go down the path of fixing and staging it. His “Make Me Move” price was $990,000. I quickly went to work and arranged to show his home to a few interested buyers. We ended up in contract after receiving 3 offers and he is making $25,000 over his dream price.

If you think an off market listing might be a great alternative for you, give me a call. Let's get the conversation started.
